Residential subdivision nearing completion in idyllic coastal town.

Scotts Head is located on the Mid North Coast of NSW. As a coastal holiday destination, it has become increasingly popular in recent years for sea changers wanting to move to the idyllic beachside location.

Our client proposed a 9 lot residential development located in Raleigh Street and engaged GeoLINK to complete the civil design, civil works construction tender and civil site certification for the subdivision.

GeoLINK prepared the civil engineering detailed design and documentation suitable for submission with the Subdivision Works Certificate (SWC) documentation to Nambucca Shire Council.

The scope of the subdivision included the following considerations:

■          nine residential allotments ranging in size from 600 m² to 1,094 m²
■          intersection on Raleigh Street and short (~60 m) cul de sac public access street
■          provision for water and sewerage servicing at each allotment
■          stormwater management area and stormwater drainage network
■          allowance for asset protection zones (APZs) and easements for services and drainage.

Subdivision Works Certificate
GeoLINK undertook the necessary design of earthworks, roadworks and services to allow the best opportunity for the proposed subdivision to be both functional and approved by Council. The design considered all relevant current design standards, including Australian Standards, Austroads and AusSpec, in addition to relevant Council specifications and development control plans.

For the SWC, we prepared the following plans for submission:

■          Drawing register and site locality plan
■          Existing site layout plan based on survey data
■          Overall design layout plan
■          Roadworks plan
■          Typical road cross section
■          Stormwater drainage and management plan
■          Water and sewer servicing plan
■          Bulk earthworks plan
■          Road longitudinal sections, cross sections
■          Cul de sac and kerb return longitudinal sections
■          Sewerage longitudinal sections
■          Drainage longitudinal sections
■          Drainage construction details
■          Erosion and sediment control details
■          Construction notes and specifications for all civil works.

The final design and plan, suitable for tendering and construction, was submitted for SWC approval. Following approval, GeoLINK managed the engagement of civil works contractors on behalf of the client and was the site superintendent for completion of the works.

Now that work is completed, GeoLINK is assisting the client with obtaining the subdivision certificate ready for sale.
